FAQs

Learn more about us and the home building journey.

Where do you build your homes and neighborhoods?

We build in the general Asheville area, anywhere within roughly a 25-minute drive to downtown.

I have a lot I’d like to build on, can North Hill build on it?

Yes, we offer an “On Your Lot” program. You are able to have one of our models built on your lot. For more information check out our On Your Lot page.

Do I need a broker to buy one of your houses?

No. In North Carolina you only need a lender (if financing) and a real estate attorney. The lender will help you secure the lowest cost financing for your home purchase and the attorney protects your legal interests during the home buying process.

Do you work with brokers?

Yes, we are happy to work with a buyer’s agent. However, please be aware that our pricing is based on selling directly to our customers. If you choose to work with a buyer’s agent, it will increase the purchase price to offset the buyer’s agent commission.

Does North Hill Homes provide financing?

No, but we do work closely with several lenders to get you the best possible rates and terms if you don’t already have your own financing. For more information please reach out to us.

Can I buy a North Hill Home before it’s completed or even started?

Yes, when available for pre-sale you can contract to purchase one of our homes prior to completion. Going under contract (which simply means you are under contract to buy the home once it’s finished) allows you to plan to take possession of the homes shortly after completion.

What happens if the home construction ends up costing more than expected?

That risk is completely absorbed by North Hill Homes. When you go under contract to purchase a home that is not completed yet, you do so at a set price. That price won’t change. The only items that will add to the price are potential upgrades you might choose such as; fixtures, countertops, wood burning stove, etc.

How long does the construction process take?

The construction process, from ready lot to finished home takes from six to eight months, but can vary based on weather and other factors. To learn more about what happens during the development and construction phases take a look here.

Can I customize my home?

Depending on when you go under contract, you may be able to choose such things as paint colors (from a selection we provide you), fixtures (as long as they fit within the allowance), appliances (subject to allowance), and some surfaces (ie. kitchen countertops which are also subject to allowances).

Does my home come with a warranty?

Yes, we stand behind our work and offer a one-year warranty against structural issues.

What is North Hill Home’s experience in home building?

We have built over 100 homes, mostly custom builds. North Hill Homes is a young company, but our experience within homebuilding is extensive, with over 30 years in the field.

Can I move things into my house prior to closing?

No, unfortunately we don’t allow that. This is for two reasons; first we wouldn’t want any of your personal items to be damaged while the home is still under construction, and secondly in the rare occurrence we don’t close on the home there won’t be any issues with removing the personal items.

Am I able to add additional items to my house?

Depending on when you go under contract we can explore those options with you. Part of the reason we are able to provide such high-quality homes at reasonable prices is because we keep our build times very strict. When we have delays or are unable to progress quickly on a build that costs everyone money. Therefore, we do our best to work with our customers but sometimes we are not able to offer the ability to add additional items based on timing and the particular house.
